Citizenship by Property
Under Turkish law, a foreign buyer who purchases real estate in Turkey with a cadastral value of over $400,000 may apply for citizenship. For clients who already plan to own a home here, this is the most direct path.
You may buy a single property or several. Qualifying assets include an apartment, a private house, a shop or office, and land for construction or agriculture. The owner’s spouse and children under 18 may apply together.
What the Property Must Meet
To apply through a real-estate purchase, the investment has to satisfy these conditions:
- The cadastral value must be above $400,000 — one property or several combined.
- The main applicant must be 18 or older.
- The previous owner must have been a Turkish citizen or a Turkish company for at least three years.
- The property cannot be sold for three years, though it may be rented out.

Four Steps to a Passport
Once you have chosen a qualifying property, the application follows a clear sequence:
- Choose and purchase the real estate
- Obtain a certificate of conformity
- Register a short-term residence permit
- Apply for citizenship
There is no Turkish language test. A passport is typically issued within four to six months.
Documents You Will Need
Prepare the following for the citizenship application:
- Passport — copy and original
- Turkish tax number
- Title deed (TAPU)
- Valid health insurance
- Original criminal record certificate
- Marriage certificate, if applying with a spouse
- Birth certificates of all applicants
- Family certificate covering everyone applying, with apostille, translated into Turkish and notarised
- Biometric photograph
